Water pipes may Freeze, and cause water damage, and possible Mold Growth, requiring Water Damage restoration and Mold remediation.
Pipes that freeze most frequently, are those that are exposed to cold weather. Examples are outdoor water faucets, swimming pool supply lines, water sprinkler lines, and water supply pipes in unheated interior areas like Basements, Garages, crawl spaces, attics, or kitchen cabinets. Toilet Bowls and Toilet Tanks, can also Freeze up.
Pipes that run against exterior walls, or inside Wall Cavities or Wall Chases, that have little or no insulation are also subject to freezing.
A 1/8-inch crack in a pipe can leak up to 250 gallons of water a day, causing flooding, serious structural damage, and the immediate potential for mold.
To prevent the formation of ice in pipes due to freezing temperatures and to prevent the pipes from bursting, here are some tips:
1) Always place piping in heated areas of a building.
2) Properly insulate attics, exterior walls and other areas lacking adequate heating.
3) Repair broken windows, ill-fitting doors and other conditions that allow heat loss.
4) Keep exterior doors closed, even if not in the immediate vicinity of piping.
5) Maintain Proper heat in buildings at all times.

Yes, your Hot Water Heater, can Corrode, and Burst, and cause Water Damage.
Based on the manufacturer's suggested service life, the life expectancy of a Hot Water Heater is about 8 to 12 years. That varies with the location and design of the unit, quality of installation, maintenance schedule and water quality.
If your water heater is more than 10 years old, leaks around the base of the tank, and / or works erratically or not at all, then it's probably time for replacement.
However, before you begin the replacement process, make sure that is not an electrical problem, such as a blown fuse or tripped breaker.
For a Natural Gas water heater, Make sure that the gas is connected Correctly, and the pilot light is lit. The tank may need to be Flushed out, to remove sediment from the tank.

Freezing Temperatures will cause Water Pipes to Freeze and Burst. Are your Water Pipes Insulated?
Insulating your Hot water pipes reduces heat loss and can raise water temperature 2°F–4°F Hotter, than uninsulated pipes can deliver, allowing you to lower your water temperature setting.
You also won't have to wait as long for hot water, when you turn on a Faucet or Showerhead, which helps conserve water and save utility costs.
The distance traveled by the pipes is far, the pipes are exposed to very cold air (in which case they should be insulated anyway to prevent freezing), and if your Property uses a lot of water, much higher energy savings can be obtained.
Make sure to Insulate your Cold Water Pipes as well, to prevent pipes from Freezing.
Make sure all insulation Gaps and Seams are sealed tight as well, for the best results, and to prevent Condensation and Corrosion.

Outdoor pipes most likely to Freeze include:

3) Exterior wall cavities should be properly insulated - insulation should completely fill the cavity to prevent the formation of convection cells within the wall that can negatively affect moisture and energy management. Mineral Wool insulation, or Polyisocyanurate (Polyiso) which is a closed-cell, rigid foam board insulation, are better examples of insulation.
4) Avoid Placing Pipes in Exterior Walls, due to possible condensation and mold growth.
5) Wallboard should only be installed during the controlled phase of construction when the building envelope is enclosed.
6) Use of Desiccant Dehumidification, and Heat, to lower Relative Humidity values, and Vapor Pressure, in order to Dry Joint Compounds and other substrates more efficiently.
7) Concrete Foundations and floors must be cured and dried. Uncured concrete introduces lots of moisture into a new building.
8) HVAC systems must be balanced throughout the building to avoid overcooling interior rooms, which can lead to Condensation and Mold growth.
9) Vent and exhaust Moist areas to Outside, such as Commercial lavatories and shower facilities.
10) Masonry block absorbs water, it should be covered with sheathing materials before EIFSs or other siding materials are applied. If there has been a significant amount of recent rain, be sure to allow enough time for the block to dry before being covered.
11) Exterior walls must be designed to incorporate a water-resistant barrier behind the cladding system, as well as an air barrier and thermal insulation.
12) Properly Install Roof, Window and Door Flashings. Flashings should be installed around all roof lines, windows, and doors, ensuring that the water flows out of the building.
13) All roof penetrations, such as vent pipes and other HVAC-related piping, should be properly flashed and drained to ensure that water drains to a roof drain or sump, and away from the building - not into the building structure.
14) The grade around all buildings should slope away from the foundation. The first 10 feet of soil extending outward from the building should be pitched at a 5-percent grade, or 6 inches of fall in the first 10 feet. The slope should be checked every few years to make sure that the backfill has not settled.
15) Install perimeter drains, as rain and water will be taken away from the base of the foundation, thereby keeping the foundation and basement dry.
16) Coat Vertical Foundation Walls on the Outside, with a Vapor Barrier.
Cement, Concrete block and brick is porous and, without the protection of this type of barrier, water moving down the side of the foundation may be absorbed and make its way into the basement.

The American Dream of most people has always included owning their own home. While renting is sometimes the more practical approach, there is just something special about being able to call the place you live your very own. There are so many things one can do when they own their home…remodel, add on a room, investing in the upkeep and improvements of your dream home.
With that being said, the most important thing one can do involves preserving the value and structure of their house. This is much more important than all the decorating and beautifying of the home. At the top of the list of things that cause damage is moisture. Moisture causes multiple problems that include mildew, mold, rotting and decaying of wood and damaging painted surfaces. This list of moisture problems creates unsightly appearances, health effects and structural damage. Excessive water or moisture in the home also allows the potential of another scary problem—termites! Termites love water-damaged wood.
Termites are one of the homeowner’s greatest enemies. They are often referred to as Silent Destroyers. You may think this risk or threat does not affect you because you purchased your home not long ago and it was considered to be free of termites. The structure of your home may still be compromised because termites do their damage from the inside out and go undetected until the damage is extensive.
Many homeowners fail to recognize all the water and moisture problems that exist in their house. It does not require a mass flood or standing water for water damage to occur. In fact, you may be causing water damage to your home every time you take a shower or use the toilet. Of course the answer to this is not to stop showering or using the bathroom! However, you should periodically check the caulking around the shower stall or tub. Cracked or missing caulking can cause the wooden structure to be exposed to water and cause wet, decaying wood.
Another common, slow water leak is under the toilet where it connects to the floor. A slow leak may occur over a period of time allowing the subfloor under the toilet to stay wet. Again, this will cause the wood to always be wet and decay and attract those destructive termites.
Termites constantly need to be surrounded by moisture. They live several feet under the surface of the ground, thriving in the damp, cool dirt. They even build tunnels through which they travel as they make their way into your house foraging for their food; damp, water-damaged wood!

Document Freeze Drying

Water damages can be a nightmare to deal with when they happen for multiple reasons. One aspect that is often overlooked at first, is how to save important or sentimental documents after they have been saturated by water. SERVPRO of Blackwood / Gloucester Township has the ability to take those documents and limit the amount of permanent damage through a procedure called Document Freeze Drying.
Document Freeze Drying is a process in which the wet documents are taken and immediately frozen to prevent any further damage. Next they are shipped in a climate controlled environment to our corporate headquarters where they will be stored in a freezer until they are placed in SERVPRO’s Document Freeze Drying Chamber. The chamber uses a process called sublimation to evaporate the frozen water off the documents without allowing the water to go through the liquid phase. This is done by controlling the temperature in a vacuum—changing the melting and boiling points of water. This allows for the documents to be dried without allowing the liquid water to cause further damage. This can be beneficial to both our commercial and residential customers.
