I just wanted to acknowledge Josh. Josh recognized that certain repairs needed to be corrected and he put in the extra time to make sure they were done right.  Paraphrasing a bit but as he put it, he was treating this project as if it was his own home. He's a real asset to your team and I am grateful that he worked on this project at my house.
